Trails and more Trails, Views, Views, Views. Excellent
for horses. As the owners got older and retired their horses they
continued to ride the trails but with ATVs. They have never seen other ATVs
on the trails just several horse riders. There is direct access
to many groomed trails to die for (see YouTube of Trails above).
There are over a 1,000 acres of trails which go over sand
washes and rolling hills with gorgeous views on the State Trust Land which is
ajacent to the Coronado National Forest. The northern part of Mescal Road
(a few miles away) has many offically designated ATV trails that draw riders from all
over the state.
The property is located in Pima county but at the Pima/Cochise county line (with an address of Benson, AZ which is in Cochise county). It is also close to the town of Vail, AZ and only 45 min to Tucson Airport. It takes about 23 minutes to get to Benson and about 35 minutes to Vail.
This 3bd-2ba Rancho is well cared for and artistically done with beautiful desert landscape on all sides of the home. The barn is exactly 100 feet from the house on the same level (for easy horse care). Water comes from a 10 year old well shared with one neighbor. The well motor/pump was replaced in 2014 after the local electric company's transformer damaged the motor by providing 280 volts instead of 240. At the time the well person measured water at around 250 feet, which is considered pretty good for a 400 foot well. It is located on this property but electricity is from the neighbor's house (since it is closer) and the well share electricty cost $12/month. The house comes with a one year warranty for heating, A/C, stove, hot water heater, dish washer, plumbing and electrical. It is a very quiet and private property with good neighbors. Great for birders and other animals as chipmunks, squirrels, rabbits, quail, doves, deer, roadrunners--so much fun!
Large pea gravel (about 100 feet square area) can be used for lunging horses and is between the house and the barn. The barn has room to store a squeeze of hay and a separate room for grain and tack.
For guests, there is a RV space next to the house with sewer, water and a 30 amp electric hook-up (could be easily changed to 50 amps).
This ranch style home is manufactured and in excellent condition with awnings and patios on both sides, a newer wood deck on the front, a fire place in the living room and a wood stove in family room. A 10' X 10' work shop is enclosed on the back patio. A heat pump provides air conditioning in the summer and forced hot air in the winter. It is 19 years old with a 20 year roof.
The owners are giving $6,800 credit (based on an estimate by Westover Roofing company) in order for the new owners to have a new roof installed. This way the new owners can pick out the color or select a different type of roof if they prefer. The home has very nice laminated floors with carpet in 3 bedrooms. Since the carpet has a few stains, the sellers are giving $1,300 credit for new carpeting (as estimated by Tucson Express Flooring).
The clothes washer, dryer and refrigerator are included. Since this is the owner's second home, most all furnishings can be purchased at a bargain price. A Verizon cell tower is only about 1 mile away and in sight of the house. This allowed the owners to run a small business using the internet from the house.
